Colocation advisory in Frankfurt

Frankfurt is continental Europe’s interconnection hub and one of its tightest markets. Bargun finds space in the city and the Rhine-Main ring, contracts it with Germany’s Energy Efficiency Act in mind, and builds it out and manages it.

Where the space is

The Frankfurt market, district by district.

Inside the city

Ostend, Fechenheim, Sossenheim, Gallus and Rödelheim hold most of the city’s data centers. Frankfurt’s 2022 data center concept limits new builds to designated areas.

The Rhine-Main ring

Offenbach, Raunheim, Hattersheim, Dietzenbach and Hanau, where the larger new campuses are.

The financial district

Deutsche Börse’s Eurex and Xetra co-location is at Equinix FR2; customers contract with Equinix directly. The European Central Bank is headquartered in the city.

Before you sign

What buyers overlook in Frankfurt.

Data centers are not interchangeable, and the differences usually show up after the contract is signed. These are the checks we run before a Frankfurt shortlist.

  • Power

Frankfurt’s grid operators describe the grid as fully booked, with capacity for new requests from the mid-2030s. Space an operator has already energized is the near-term route.

  • Energy Efficiency Act

Operators must cover 100% of their electricity with renewables from January 1, 2027, meet PUE limits from July 2027, and report each customer’s energy use every year. An amendment before the Bundestag would relax some dates. We check how each provider prices compliance.

  • Finance rules

Under DORA, in force since January 17, 2025, the contract goes in your register of ICT third-party contracts, and BaFin must be told before you sign if it supports a critical or important function.

  • Interconnection

DE-CIX Frankfurt hit a record 21.47 Tbps in October 2026, with about 1,100 networks, and is reachable in over 30 data centers. AWS, Azure and Google all have regions in Frankfurt.

  • Latency

Frankfurt to Slough is 4.572 ms round trip by microwave, which matters for firms trading in both markets.

How we work

Find it. Contract it. Build it. Manage it.

Take the whole lifecycle or just the stage you need. One lead owns the schedule, the providers and the paperwork, from the first Frankfurt requirement to day-two operations.

STAGE 1

Find the right space

A shortlist of Frankfurt facilities that fit on power, density, connectivity and price, with site tours and a side-by-side comparison.

STAGE 2

Contract it

Bids leveled and terms negotiated: price per kW, escalators, expansion rights, renewal options and the MSA.

STAGE 3

Build out the racks

Cabinet layouts, PDUs, structured cabling, cross-connects and access control, with every vendor coordinated until go-live.

STAGE 4

Manage it

Remote hands, capacity and invoice checks after go-live, and Portfolio Desk if you run several sites.

Questions

Colocation in Frankfurt: common questions.

How much does colocation cost in Frankfurt?

CBRE reported up to €225 per kW per month for a 250–500 kW requirement in Q1 2026, and prices continue to rise.

What does the Energy Efficiency Act mean for my contract?

Your operator must report your energy use to you each year and meet renewable-power, PUE and waste-heat targets on fixed dates. Those costs can show up in pass-through clauses, so we review them before you sign.

How long does it take to get space or power?

Vacancy is between 3.1% and 5%, 311 MW is under construction, and new grid connections are quoted from the mid-2030s. Early go-live dates carry a premium.

What should financial firms know?

DORA applies. Register the contract, and notify BaFin in advance if it supports a critical or important function.
