pmetric · New York · November 2026

Space is short. Power is shorter. Prices are rising.

pmetric is Bargun’s monthly reading of the colocation market, city by city: price per kW, how much space is free, and what is coming online. New York covers Manhattan, Brooklyn, Northern and Central New Jersey, Rockland, Westchester and Long Island.

What it means

What this means if you need space.

A few cabinets to a few hundred kW

Manhattan carrier hotels and Northern New Jersey still have built space at this size. Prices are moving up and renewals are being repriced: in Q2 2026 Digital Realty reported company-wide cash renewal spreads of +25.4%. Start renewal talks early.

5 MW and up

CBRE sees few options for users who need more than 5 MW in one place, and most new supply is pre-leased before it opens. Plan 18 to 36 months out and shortlist buildings that already have their power.

Power sets the pace

Con Edison has tightened its rules for large loads, New York has paused state permits for data centers of 50 MW or more, and at least 112 New Jersey towns ban large data centers. New power costs more and takes longer.

AI and high density

Of the 58 operating buildings we track, eight publish liquid cooling. Placing a 30 to 100 kW rack is a short list, not a broad search.

Coming online

New supply in the pipeline.

From public announcements and filings. A filing is a lead to ask about, not space for sale.
