Colocation advisory in New York

Bargun is a colocation advisory firm based in New York. We find, contract, build out and manage colocation space across Manhattan, New Jersey and the wider Tri-State market, from one cabinet to a full data hall.

Where the space is

The New York market, district by district.

Manhattan carrier hotels

60 Hudson Street (over 100 carriers), 32 Avenue of the Americas and 111 8th Avenue. The densest interconnection in the region, in older buildings with limited room for high-density racks.

Secaucus, NJ

Equinix’s NY2, NY4, NY5 and NY6 campus: 130 networks and 10 internet exchanges. Cboe’s U.S. equities and options platforms run in NY5.

Carteret and Mahwah, NJ

Nasdaq’s primary data center is Equinix NY11 in Carteret. NYSE markets run in ICE’s US Liquidity Center in Mahwah.

Newark and central New Jersey

165 Halsey Street in Newark is an 80 MW carrier hotel with about 60 carriers. Larger campuses further south suit compute, storage and disaster recovery.

Before you sign

What buyers overlook in New York.

Data centers are not interchangeable, and the differences usually show up after the contract is signed. These are the checks we run before a New York shortlist.

  • Power

New Jersey’s main utility, PSE&G, has 9.4 GW of large-load requests, over 90% from data centers, and JLL puts utility upgrade lead times at 3 to 7 years. We confirm the kW per cabinet a site can deliver today and at expansion, in writing.

  • Latency

Fiber between Carteret and Secaucus adds about 150 microseconds one way. For trading, the building decides the result. For everyone else, carriers and cloud on-ramps matter more than the address.

  • Cloud on-ramps

AWS Direct Connect is at CoreSite NY1, 165 Halsey and Equinix NY5. Azure’s New York ExpressRoute site is NY5, and there is no Azure region in New York.

  • Flood risk

Hurricane Sandy put more than 15 feet of water in the basement of 75 Broad Street. We ask where the generators, fuel and switchgear sit relative to the flood plain.

  • Health and finance rules

NYDFS Part 500 requires a third-party service provider policy, FINRA Rule 4370 an alternate business continuity site, and HIPAA a business associate agreement for any provider holding patient data. The contract has to support those.

How we work

Find it. Contract it. Build it. Manage it.

Take the whole lifecycle or just the stage you need. One lead owns the schedule, the providers and the paperwork, from the first New York requirement to day-two operations.

STAGE 1

Find the right space

A shortlist of New York facilities that fit on power, density, connectivity and price, with site tours and a side-by-side comparison.

STAGE 2

Contract it

Bids leveled and terms negotiated: price per kW, escalators, expansion rights, renewal options and the MSA.

STAGE 3

Build out the racks

Cabinet layouts, PDUs, structured cabling, cross-connects and access control, with every vendor coordinated until go-live.

STAGE 4

Manage it

Remote hands, capacity and invoice checks after go-live, and Portfolio Desk if you run several sites.

Questions

Colocation in New York: common questions.

How much does colocation cost in New York?

It depends on size and density. CBRE put the average for a 250–500 kW requirement across North America’s primary markets at about $196 per kW per month at the end of 2025, and Tri-State rates for 10 MW+ rose 19% in the first half of 2026. We get quotes from several providers for your exact footprint.

Manhattan or New Jersey?

Manhattan carrier hotels have the most networks under one roof. New Jersey has the NYSE, Nasdaq and Cboe matching engines and the larger, newer campuses. Many firms use both: a Manhattan cabinet for interconnection and a New Jersey site for compute.

How long does it take to get space?

A few cabinets in a built-out facility move fastest. Blocks above 5 MW are scarce (CBRE, H1 2026), and new utility capacity in New Jersey can take 3 to 7 years, so large requirements need an early start.

Does New York’s data center pause affect a colocation lease?

Executive Order 62 pauses state permits for building or expanding large data centers. If your plan relies on a provider’s future expansion, we check whether that expansion needs a new permit before you sign.
